homeexit

Sell, hold or upgrade — decided on real HDB data.

One question, asked by every HDB owner eventually: what should I do with my flat, and when? HomeExit answers it from the same government records the banks and agents use — the resale price notices, the lease dates, the street you're on — and turns them into one number, a range, and a next step.

Check what your flat is worth

How it works

Your block and street.

Autocomplete from the HDB block register — 13,392 blocks, street by street. No account needed; the first answer is free.

The block's own sales.

We compare the block's own sales over two years, plus the neighbours within a kilometre. Each one is adjusted for the town index, the storey, the lease left and the floor area.

A range, and a next step.

Never one exact price. A range, a confidence level, every comparable behind it, and the date the data is from.

A worked example, computed live from the last two years of sales

S$1,105,000 likely range floor S$1,177,000 fair value S$1,314,000 likely range ceiling

Blk 102A Bidadari Park Drive, 4-room, 93 sqm. 29 comparables, eight of them within 500 metres in twelve months — high confidence. If someone offered 6% over the midpoint, the answer would be above market, and a reason to talk to an agent.

40 years of lease left, 61% of the price

A 4-room flat with 40 years of lease left trades at about 61% of the same flat with 95 years left; with 30 years, about 56%. We fit that curve from 35,071 sales in the last three years, then show you where your flat sits on it — and when a buyer's CPF stops covering them to the age of 95.

The street is the address

Every record in the platform starts with a street and a block number, because that is how Singapore's price notices are written. Block 625 Senja Road and block 625 Choa Chu Kang Street 62 are different buildings in different towns, four hundred kilometres of feeling apart — and the model keeps them apart.

Questions

Is this a valuation? No. It is a model built from public transaction data. We publish the method, the comparables and the date, and we show a range rather than one number. A licensed valuer is the only thing that produces a valuation.

How accurate is the fair-value range? Our target is a median error within ±4% against actual sale prices on a held-out test set. The app tells you its own confidence: high for eight or more comparables within 500 metres in twelve months, medium for four to seven, low below that.

Do I have to sign in? No. Every tool works signed out. You only need an account to save a flat, set an alert, or ask an expert — and you are never asked for your number before you have seen a result.

Where does the data come from? HDB resale prices and property information, URA private transactions and price indices, LTA bus stops and station exits, NEA hawker centres, MOE schools, MOH clinics, NParks parks and OneMap routing. All of it is free government open data. We credit every dataset in the app.

Who sees my details? Nobody, unless you ask. We do not sell your number to agents, we do not run advertising against it, and we do not accept a share of an agent's commission — only a fixed fee. You can withdraw consent and delete your account in one tap.

Is this financial or property advice? No, and the app says so on every screen. The planner is a calculator. Mortgage partners handle regulated advice separately, and we never recommend a product.

What happens to a 40-year-old flat? Its lease is the story. The same flat type trades about 39% lower with 40 years of lease left than with 95 — and a buyer's CPF and loan stop covering them fully once the lease runs short of the age of 95. The Lease Decay Lens shows both.

Can I use it on a condo? Private property is a later module. The pricing work is already built on URA transaction and index data; what is missing is the per-project lease detail, so we have not pretended to cover it.

Does it cost anything to use? The tools are free. We make money when you ask for an expert and they pay us a fixed fee, and from optional Seller Reports and Premium.

Is the estimate updated? HDB resale prices are re-pulled nightly and the estimates are recomputed, so the figure on a screen is never more than a day behind.

Who is behind this? A small team in Singapore, working on the assumption that the owner deserves the same information the agent has.
